Home Inspections in Oregon: What to Expect (and Why They Matter)

Back to Blog

You’ve found the one. The Portland bungalow with the perfect porch, or the Salem ranch with the massive backyard. Your offer was accepted, and you’re officially in escrow. Now comes the part that makes many buyers hold their breath: The Home Inspection.

In Oregon, where we deal with plenty of rain, towering trees, and diverse terrain, a home inspection isn’t just a formality—it’s your best defense against unexpected costs.

Why a Professional Inspection is Non-Negotiable

Think of an inspection as a “physical exam” for the house. While you might see the beautiful new quartz countertops, a licensed Oregon inspector is looking at the things you can’t see: the health of the crawlspace, the age of the electrical panel, and the integrity of the roof.

For buyers, this is your chance to truly understand what you’re buying. For sellers, it’s an opportunity to address issues before they become deal-breakers.

Common Findings in Oregon Homes

Because of our unique Pacific Northwest climate, Oregon inspectors often keep a sharp eye out for:

  • Moisture & Mold: With our rain, improper drainage or old roofing can lead to moisture in attics and crawlspaces.
  • Radon: Certain areas in the Willamette Valley have higher levels of radon gas, a naturally occurring substance that requires a simple mitigation system if detected.
  • Sewer Lines: Many older Oregon neighborhoods have clay or concrete sewer pipes that can be invaded by tree roots over time.
  • Foundation Issues: Our soil can shift, and in older homes, “seismic retrofitting” (bolting the house to the foundation) is a common topic of conversation.

The Negotiation Phase

Once the report comes back (usually a 40-60 page PDF), don’t panic! Every house has “issues”—even new construction. Our job at Cascade & Co is to help you categorize these into:

  1. Safety Issues: Electrical hazards, plumbing leaks, or structural concerns.
  2. Maintenance Items: Things that are aging but still working.
  3. Cosmetic Fixes: Scratched floors or dated paint.

We’ll help you decide whether to ask the seller for repairs, a credit toward your closing costs, or a reduction in the sale price.
